Beyond MCP Tools

The Beyond MCP server exposes the tools below. A connection lists and can call only the tools whose scope it was granted (see Scopes). This page says what each tool provides and what it does not; each tool's MCP metadata describes how to call it.

Listings and data

Read-only tools. Scope: beyond:read.

Tool Description
search_listings Find listings by name, market, bedroom count, or status, and get each one's ID, location, currency, base price, and minimum price. Does not include sync progress.
get_listing_settings One listing's settings: base price, minimum and maximum prices, minimum-stay rules (annual, seasonal, day-of-week, lead-time, gap-fill), extra guest fees, time-based adjustments, occupancy-based pricing, check-in and check-out days, and gap price adjustments. Does not include manual price overrides.
get_calendar One listing's daily prices, availability, minimum and maximum price for each day, whether a manual override set the price, and the factors behind each price. Does not include minimum stays.
get_market_data One listing's daily occupancy and rates compared with its neighborhood or whole market. Rates are in the account's billing currency.
get_performance Portfolio revenue, RevPAN, occupancy, and ADR for a period, compared with last year and the market, with bookings by channel. Can be narrowed to listings, markets, or bedroom counts.
get_pacing Weekly booking pace for a period, this year against last year. Available on portfolio (enterprise) accounts only.
get_reservations Current and upcoming reservations, including canceled and owner stays: dates, amount, ADR, guest name, and status. Does not include past stays or the booking channel's name.
get_settings_change_history One listing's settings changes: who changed what, when, and the value it was set to. Does not include the previous values.
list_groups The account's listing groups and their listings.
list_saved_filters The account's saved dashboard filters.

Pricing changes

Tools that change listing settings. Scope: beyond:write.

Tool Description
update_base_price Set the base price, to a value or by a percentage.
update_min_price Set the year-round minimum price, to a value or by a percentage. Weekday, seasonal, and monthly minimums are not covered.
set_min_stay Set the default (annual) minimum stay. Seasonal, day-of-week, lead-time, and gap-fill minimum stays are not covered.
set_rate_override Override the nightly price for a date range, optionally on selected weekdays, with a fixed price or a percentage of the current modeled price. A percentage override is fixed when it is set; it does not follow later model changes. Does not change minimum stays.
get_bulk_edit_status Check whether a change made with one of the tools above has finished, and which listings failed.

Changes can be previewed before they are applied. They run as the same bulk edit the Beyond dashboard uses, so they appear in each listing's history and can be undone from the dashboard.

Settings the tools cannot change

The MCP tools change only the base price, the year-round minimum price, the default minimum stay, and per-date price overrides. Every other setting is changed through the Beyond API Listing Customizations endpoints, for example:

  • seasonal, day-of-week, lead-time, and gap-fill minimum stays: Minimum Stays
  • maximum prices and weekday, seasonal, or monthly price limits: Min/Max Prices
  • extra guest fees, time-based adjustments, occupancy-based pricing, check-in and check-out days, and gap price adjustments

Groups and saved filters

Tools that create reusable listing selections. Creating one changes no listing settings. Scope: beyond:write.

Tool Description
create_group Create a named listing group.
create_saved_filter Create a saved dashboard filter.

Neyoba

Scope: neyoba:ask.

Tool Description
send_message_to_neyoba Ask Neyoba, Beyond's AI agent, for analysis, recommendations, or multi-step reasoning over Beyond data.

Neyoba cannot change listing settings directly. It can generate fresh pricing recommendations. It can also draft an email and escalate to Beyond support.

Skills

Scope: beyond:skills.

Tool Description
load_skill Load one of Beyond's revenue-management skills: methodology, decision frameworks, and guidance on combining the tools.

The server instructions sent to the client when it connects list the available skills, each with a description of when to load it.

Usage and audit

Read-only tools. Scope: beyond:usage.

Tool Description
get_usage The account's usage this month against its allowance, when it resets, and overage spend.
get_tool_call_history Every MCP tool call on the account, from any connected agent: which tool ran, when, with which parameters, and whether it succeeded.
